What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be paying for more space than you actually own! Unless an appraiser has recently performed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A floorplan service will secure a fair price for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).

For agents

To make certain that your client's property closes at a price that properly reflects true market value, we suggest asking for a home measurement of the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for enticing potential buyers since they can review the layout and characteristics of the home before and after a walkthrough.
